WlTNESSETH, that the party of the first part, in consideration of
$10.00 Ten dollars paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Arshamomaque in the Town of Southold, County of Suffolk and State of New York, known
and designated on a certain map entitled "Amended Map A, Peconic Bay Estates," dated May 12, 1933 and
filed in the Office of the Clerk of the County of Suffolk as Map#II24, as and by the lots numbered 114, 115
and 116, bounded and described as follows:
BEGINNING at the southerly corner of Lot 116 as shown on the "Amended Map A, Peconic Bay
Estates", filed in the Suffolk County Clerk's office as Map~1124, adjoining land now or formerly of Kalbacker,
from said point of beginning running along said land now or formerly of Kalbacker, S 45 degrees, 47 minutes,
20 seconds W 39 feet; thence N. 46 degrees 48 minutes 40 seconds W 150.16 feet to the westerly corner of
Lot 114 as shown on said map; thence along said lot 114, lot 115 and lot 116, S 61 degrees 11 minutes 30
seconds E 156.84 feet to the point of BEGINNING.
Being and intended to be all of that parcel of land conveyed by deed dated March 31, 1999 to the party of the
first part and recorded at Liber 11967 page 524 in the office of the Suffolk County Clerk on June 7, 1999.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
