Gentlemen:
I have conducted a site inspection of the footings for the deck addition at the
Dowling Residence noted above. The isolated footing located at the north westerly comer
of the Wood deck is 10" x 10" and extends a minimum of 36 "below grade and meets the
minimum requirements of the New York State Building Code. The remaining Deck &
Stair support posts are anchored to a monolithic concrete slab on grade. This monolithic
slab is a minimum of 4" thick and shows no sign of fatigue or cracking at or near any of
the metal post anchors that support the deck posts. In addition, the joist hanger supporting
the deck joists at the building perimeter above show no indication of movement or failure
due to frost heave.
Under a maximum load condition, these 4"x4" metal post anchors would transmit a
load down through the existing monolithic concrete slab over a spot equal to roughly one
square foot in area. Under this maximum load condition a single post may achieve a load
of 1,500 to 1,800 pounds. The bearing capacity of the sandy loam found at this location
would far exceed this maximum load condition and would adequately support the design
load for this deck structure.

Please be advised that your Building Permit # 18807 issued February 22nd, 1990 has
expired. According to the Code of the Town of Southold, a Certificate of Occupancy
must be issued prior to use of the structure.
