All,that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, Suffolk County, State of New York, being a
part of that portion of Fishers Island formerly belonging to Fishers Island
Corporation(which portion now is or formerly was called the "Park") lying
Easterly of the following line, viz:
BEGINNING at the Southeasterly corner of land owned by the United States, known
as the Fort H. G, Wright Military Reservation, Mount Prospect Tract, on the
shore of Block Island Sound or the Atlantic Ocean; and
RUNNING THENCE Northerly following the East boundary of the said land of the
United States to the Southerly line of East End Road (sometimes called Oriental
Avenue) and which point is the Northeasterly corner of land of the,United States,
thence crossing the East End Road and following the same course as the last to
the shore of West Harbor or Fishers Island Sound; said lot or parcel of land being
bounded and described as follows:
BEGINNING at a stone monument set on the Northeasterly side of a road 30 feet
wide, said monument being 31.21 feet South of a point which is 605.16 feet East
of another monument marking the U. S. Coast and Geodetic Survey Triangulation
Station "East End 2" (which said "East End 2" monument is located on the summit
of the highest hill East of East Harbor on Fishers Island, N. Y., and lies South
54 minutes West of Latimer Reef Light in Fishers Island Sound); and
RUNNING THENCE South 45 degrees 28 minutes 40 seconds East 30 feet to a
stone monument;
THENCE South 83 degrees 37 minutes 50 seconds East 73.17 feet to a stone
monument;
THENCE North 86 degrees 24 minutes 20 seconds East 139. 11 feet to a stone
monument;
THENCE South 14 degrees 29 minutes 50 seconds East 376.71 feet to the shore
of Block Island Sound; -

THENCE North 17 degrees 20 minutes 10 seconds East 91.96 feet to a stake; and
THENCE North 44 degrees 31 minutes 20 seconds East 77 feet to the place of

TOGETHER WITH all easements, rights,of way, and rights, privileges and
appurtenances whatsoever, granted to Ralph H. Bollard and Isabelle Bollard,
former owners,, by "under the deed m'de by Fishers Island Corporation dated
December 30,-1927, and recorded in the office of the Clerk of the County of
Suffolk in Liber 1513 of Deeds at page 202 on July 14, 1930.
SUBJECT to covenants and restrictions contained in Liber 1513 of Deeds at page 203
and to Agreement in Liber 5728 of Deeds at page 314, and to Declaration and
Agreement contained in Liber 5729 at Page 393..
SUBJECT also to consents granted to the Fishers Island Telephone Corporation in
Liber 2135 at Page 433 and to Fishers Island Electric Corporation in Liber 2135
at page 449.
BEING AND INTENDED TO BE the same premises conveyed to the grantor
herein by deed of Ralph H. Bollard dated the 8th day of September, 1952, and
recorded in Suffolk County Clerk's Office in Liber 3411 of Deeds at Page 132
on the 22nd day of September, 1952.
