It was the consensus of the Planning Board to conduct a

is requested for the reason that applicant wishes to set off a portion of the
premises, resulting in a parcel with insufficient lot depth.

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficultiesor unneces-
sary HARDSHIP because the lot as it is now shown on the survey includes land
that has been and is presently farmland. The property to the East of the
house has been used as farmland, and the rear lot line is beyond the
line of cultivation. If the side lot lines were 250 feet, the lot would
be much greater than 80,000 square feet including more farmland and would
be an oddly shaped lot.
2. The hardshipcreatedis UNIQUEand isnotshared by all properties alike in the immediate
vicinity ofthisproperty andinthis use district because of the placement of the house
on the parcel and the contour of the Main Road along the parcel's
front lot line.
3 The Varignce would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the residential parcel would contain
80,260 square feet, and a Variance would keep farmland with parcel
2 which is being farmed.
