Location: Northwest corner of Sound Avenue and Hallock Avenue in Mattituck
Description: This site plan is for the addition of retail winery and wine production
facilities to an existing farm stand. The overall property is 15.61 acres in
the A-C Zoning District.
Status: Site Plan Review
Action: Review Engineer comments.

Project name: Peconic Bay Winery SCTM#: 1000-103-1-19.12
Location: 31320 NYS Route 25, on the south side of Main Road, approximately
450 feet east of Stillwater Ave, Cutchogue
Description: This amended site plan is for a change of use of an existing farm stand
(639 sq. ft.) to a retail use, additional parking on site for the existing retail
winery and 3 solar panels in connection with the over-all use on this
27.031 acre parcel split zoned Business/Residential 80 District. The site
is located Cutchogue.
Status: Site Plan Review
Action: Review amended site plan & recommend for the Planning Board to
formally accept the application for review and send referrals to involved
interested agencies.

Description: This proposal is for a standard subdivision of an 11.4418-acre parcel
into two lots, where Lot 1 totals 3.7667 acres, including 1.7229 acres of
open space, and Lot 2 totals 7.6751 acres, including 4.6711 acres of
open space, in the R-80 Zoning District.

Description: This proposal is for an 80/60 clustered conservation subdivision on
32.83 acres of land. Lot 1 equals 65,562 sq. ft., Lot 2 equals 77,694 sq.
ft., and Lot 3 equals 29.5416 acres and is proposed to be preserved
through a Sale of Development Rights to the Town of Southold.
Status: Final Approval
Action: Review final draft C&Rs; schedule for approval in September 2010.

Update: Bayberry Estates – Jamie Richter spoke with Howard Young regarding the
recommended diffusion well in the proposed drainage swale. Placement and size of the
diffusion well should be done so that “it works”.
