Cutchogue, New York 11935, and STEVEN Wo DAMIANI, residing at
6 Steuben Avenue, Bethpage, New York 11714, as Trustees of the
DAMIANI FAMILY TRUST dated July 16, '2010,
party of the second part,
WITNESSETH, that the patty of the first part, in consideration often dollars and other valuable consideration
paid by the party of the second pan, does hereby grant and release unto the party of the second pan, the heirs
or successors and assigns of the party of the second pan forever,

lying andbeing north of the Village of Greenport, in the Town of Southold,
County of Suffolk, and State of New York, bounded and described as
follows:
~ BEGINNING at a point on the southwesterly line of Sunset Lane
245.97 feet southeasterly along said line from the southerly line of
Sound Drive; and running along said southwesterly line of Sunset Lane
South 27° 38' 30" East 75 feet to land now or formerly of R.F. Behrens
Supp. Needs Trust; thence along said last mentioned land on a line at
right angles to said southwesterly line of Sunset Lane South 62° 21'
30" West 103.10 feet to land now or formerly of James Pappas; thence
along said land now or formerly of James Pappas and land now or
formerly of Constantinos and Anastasia Karavas North 25° 19' 50"
West 75.06 feet to land now or formerly of Theodore Henkel; thence
along said last mentioned land on a line at right angles to said
southwesterly line of Sunset Lane North 62° 21' 30" East 100.07 feet
to the point of beginning.
RESERVING, however, to the party of the first part the exclusive
possession and the use and occupancy of the above-described premises
for and during the lifetime of the party of the first part, with the
party of the first part to pay for all real estate taxes, assessments,
fire and liability insurance premiums, maintenance charges, utilities
and all other expenses relating to the property.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated May 2, 1953 and recorded in the
Suffolk County Clerk's Office on May 11, 1953 in Liber 3512 Page 511.
TOGETHER with all right, title and interest, if any, of the party of the first pan in and to any streets and' roads
abutting the abov~ described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the pany of the first pan in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second pan, the heirs or successors and assigns of the party of the second
pan forever.
AND the party of the first pan covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
pan will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any pan of the total of the same for any other purpose.
The word "party" shall be construed as if it read "panic?' whenever the sense of this indenture so requires.

written.
