WITNE$$ETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Mattituck, Town of Southold, County of Suffolk and State of New York.
SEE SCHEDULE 'A' ATTACHED HERETO AND MADE A PART HEREOF
Being and intended to be the same premises conveyed to the party of the first part by deed dated
6/14/2000 and recorded on 6/27/2000 in Liber 12051 page 678.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that cedain plot, piece or parcel of land situate, lying and being at Mattituck,
in the Town of Southold, County of Suffol[and State of New York, known and
designated as Lot No. 13 on a certain map entitled, "Map of Sunset Knolls,
Section Two, Mattituck, Town of Southold, Suffolk County, New york", and filed
in the Office of the Clerk of the County of Suffolk on April 9, 1970, as Map No.
5448, which said lot on the said filed map is more particularly bounded and
described as follows:
BEGINNING at a point on the northeasterly side of Sunset Drive at the
nodhwesterly end of a curve, said curve having a radius of 26.82 feet and a
length of 40.24 feet, connecting the northwesterly side of Stanley Road with the
northeasterly side of Sunset Drive;
RUNNING THENCE along the northeasterly side of Sunset Drive North 22
degrees 22 minutes 30 seconds West, 140.41 feet to the division line between
Lots 12 and 13 on the above mentioned map;
THENCE along the said division line and the division line between Lots 11 and
13 Nodh 71 degrees 39 minutes 20 seconds East, 130.58 feet to the division line
between Lots 13 and 14;
THENCE along the said division line South 18 degrees 20 minutes 40 seconds
East, 165.00 feet to the northwesterly side of Stanley Road;
THENCE along the northwesterly side of Stanley Road South 71 degrees 39
minutes 20 seconds West, 93.95 feet to the northeasterly end of the curve first
