Residing at Carrington Road, P. O. Box 733, Cutchogue, NY 11935
party of the second part,
WITNE$SETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Cutchogue, Town of Southold, County of Suffolk and State of New York.
SEE SCHEDULE 'A' ATTACHED HERETO AND MADE A PART HEREOF
Being and intended to be the same premises conveyed to the party of the first part by deed dated 12/9/72
and recorded 12/19/72 in Liber 7307 at Page 84.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

Schedule A Description
ALL that certain plot, piece or 'parcel of land, situate, lying and being in the
Town of Southold, County of Suffolk and State of New York, known, and
designated as Lot No. 363 and the southerly half of Lot No. 362 as shown on a
certain Map entitled, "Map of Nassau Point Club Properties, inc., Section D",
and filed in the Suffolk County Clerk's Office on May 7, 1926, as Map No. 806,
more particularly bounded and described as follows:
BEGINNING at a monument on the easterly side of Vanston Road which
point is the northwesterly end of a curve connecting the northerly side of
Carrington Road with the easterly side of Vanston Road;
RUNNING THENCE along the easterly side of Vanston Road along an
irregular curve which bears to the left a distance of 113 feet northerly, more or
less to a monument on the easterly side of Vanston Road which is distant
111.66 feet on a tie line drawn North 14 degrees 51 minutes. East from the point
or place of beginning;
RUNNING THENCE North 83 degrees 11 minutes 00 seconds East, 251.00
feet;
RUNNING THENCE South 5 degrees 49 minutes East, 124.04 feet to a
monument on the northerly side of Carrington Road;
RUNNING THENCE along the northerly side of Carrington Road, South 76
degrees 53 minutes 30 seconds West, 250.00 feet to a monument;
.RUNNING THENCE to a point which is North 47 degrees 55 minutes WeSt,
63.24 feet on a tie line, but actually running along a curve which bears to the
right and which connects the northerly side of Carrington Road with the
easterly side of Vanston Road, westerly and northerly 75 feet, more or less, to
the point or place of BEGINNING.
