WITNESSETH, that the party of the first part, in consideration of TEN dollars and other good and valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second
~art, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at New Suffolk, }~ the Town of Southold, County of Suffolk and State of New York, and more
~articularly bounded and described as follows:
Beginning at a point on the southerly side of Kouros Road where the same is intersected by the westerly side
of land now or formerly Kouros; said point of beginning being distant 189.47 feet westerly as measured along
the southerly side of Kouros Road from the westerly side of Bunny Lane;
Running thence from said point or place of beginning, along said land now or formerly of Kouros, the following
two (2) courses and distances; (1) south 6 degrees 49 minutes 00 seconds west, 265.51 feet and (2) north 78
degrees 34 minutes 00 seconds west, 190.0 feet to other land now or formerly of Kouros and the easterly side
of a "proposed Road";
Thence along said easterly side of the proposed Road, north 6 degrees 49 minutes 00 seconds east, 256.23
feet to the southerly side of Kouros Road;
Thence along said southerly side of Kouros Road, south 81 degrees 21 minutes 30 seconds east, 189.48 feet
to the point or place of beginning.
Together with a right of way over Kouros Road and over said proposed Road adjoining premises on the west,
each private Right of Way being 50 feet in width, owned now or formerly by Kouros, for ingress and egress
from and to premises to nearest public highways.
Said premises known as 580 Kouros Road, New Suffolk, New York 11956.
Being and intended to be the same premises as conveyed to the pa~ty of the first part by deed, dated
11/21/1973, recorded 12/31/1973 in Liber 7561 page 464 in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second pail forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
~urpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
