BEGINNING at a point marked by a concrete monument on the southerly side of Front Street distant westerly 100.90
feet from the comer formed by the intersection of the westerly side of Seventh Street and the southerly side of Front
Street. said point of beginning being the northeast comer of land now or formerly of Fred Gagen Estate;
RUNNING THENCE along the southerly side of Front Street, North 89 degrees 33 minutes 30 seconds East, 50.40
feet to laed now or formerly of Ernest and Arthur R[chter;
THENCE along said land South 7 degrees 07 minutes 40 seconds West, 127.24 feet to land of George Capon, Jr.;
THENCE along said land, North 89 degrees 58 minutes 00 seconds West, 50.30 feet to a concrete monument and
land now or formerly of Fred Gagen Estate;
THENCE along said land North 7 degrees 06 minutes 20 seconds East 126.82 feet to the southerly side o! Front
Street, the point or place of BEGINNING.
BEING AND iNTENDED TO BE the same premises conveyed to the party of the first part by deed dated February 11,
2002 and recorded in the Office of the Clerk of the County of Suffolk on February 13, 2002 in Liber 12168 page 913.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second;part forever.
AND the party of the fa'st part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
