THIS INDENTURE, made tile 18~h day of May 2010,

Steve Teoedios and Olga Tenedios, residing at 12 Farview Road, Tenafly, New Jersey, 07670, party of the first
part,
and
Nicholas D. Vuelys and Margarite M. Yuelys, as Trustees of The Dennis N. Yuelys and Pauline Yuelys
Irrevocable Trust, residing at 349 Mountain Road, Irvington, New York 10533, party of the second part:
WITNESSETH, that the party of the first part, in consideration often dollars and other good and valuable
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, and their assigns forever, all that certain plot, piece or parcel of land,
with the buildings and improvements thereon erected, situated and lying and being as set forth in Schedule "A"
which is annexed hereto and made a part hereof, subject to the life estate granted by Rider to this instrument.
Being tile same premises conveyed to tile party on the first part by deed dated 3/2/2007 and recorded
4/27/2007 in Liber 12502 page 926 in the Office of the Suffolk County Clerk, said premises being commonly
known as 1625 North Sea Drive, Southold, New York 11971.
Together with tile appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, and their
assigns forever. And the party of tile first part covenants that they have not done or suffered anything whereby tile
said premises have been encumbered in any way whatever.
And the party of the first part/grantor, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part/grantor will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for tile purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose. The word "party" or "granto£' shall be construed as if it read "parties" or "grantors"
whenever the sense of this document so requires.
The intended use of the premises is a single family residence.

Dennis N. Yuelys and Pauline Yuelys, the Settlors of The Dennis N. Yuelys and Pauline Yuelys
Irrevocable Trust, are hereby granted the right to the exclusive use and occupancy of the promises
during his/her/their lifetime(s), including the right to receive rents, with Dennis N. Yuelys and Pauline
Yuelys to pay for all maintenance and repairs, water and sewer charges, insurance charges and taxes
related to said prenfises. Dennis N. Yuelys and Pauline Yuelys, as Life Tenants, further shall receive
any real estate tax exemptions, including, but not limited to, senior citizen, disability, veteran's and

RUNNING THENCE North 50 degrees 36 minutes 00 seconds West, 191 feet, more or less, to the mean
highwater line of Long Island Sound;

less;
RUNNING THENCE South 50 degrees 36 minutes 00 seconds East 193 feet, more or less, to the
