roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said

I'0 HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or

AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

ALL that certain plot, piece or pamel of land, situate, lying and being at Greenport, Town of Southold, County of Suffolk
and State of New York, known and designated as Lot 17 and part of Lots 16 and 18 on a certain map entitled, "Map of
Buckley Farm", and filed in the Office of the Clerk of the County of Suffolk on September 5, 1914 as Map No. 298, said
lot and parts of lots when taken together are bounded and described as follows:
BEGINNING at an iron pipe set in the easterly side of Bailey Avenue, distant 421.99 feet southerly as measured along the
easterly side of Bailey Avenue from the comer formed by the intersection of the southerly side of North Road (Kings
Highway) with the easterly side of Bailey Avenue;
RUNNING THENCE along the southerly side of land now or formerly of Stakey, North 73 degrees 25 minutes 00
seconds East a distance of 140.0 feet to an iron pipe set in the westerly side ora right of way;
THENCE along said right of way, South 33 degrees 27 minutes 00 seconds East, a distance of 90.0 feet through a
monument to a monument set in the northeasterly comer of land now or formerly of Watson;
THENCE along last mentioned land, South 73 degrees 25 minutes 00 seconds West a distance of 140.0 feet to a
monument set in the easterly side of Bailey Avenue;
THENCE along the easterly side of Bailey Avenue, North 33 degrees 27 minutes 00 seconds West, a distance of 90 feet
through a monument to an iron pipe set at the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
