KNOW ALL MEN BY THESE PRESENTS~
THAT I, H. JUDSON CARR, of the Town of Essex, County of
Middlesex and State of Connecticut, Executor of the estate of ESTELLA A.
HARPER, late of the Town of Essex, County of Middlesex and State of
Connecticut, by virtue of authority in the Will of said deceased and in
consideration of NO CONSIDERATION received to my full satisfaction of
PETER F. HARPER, of 48 Drummer Road, Acton, Massachusetts, do hereby
grant, bargain, sell and confirm unto the said PETER F. HARPER, his heirs
and assigns forever, all such right, title, interest, claim and demand which
the said deceased had at the time of her death, which said estate now has or

Those two certain pieces or parcels of land, situated in the Town of Southold,
County of Suffolk and State of New York, more fully described in
SCHEDULE A, attached hereto and made a part hereof.
TO HAVE AND TO HOLD, the above granted and bargained premises
with the appurtenances thereof, unto him the said Grantee, his heirs and
assigns, to them and their proper use and behoof. And the said Grantor does
hereby covenant with the said Grantee, his heirs and assigns, that he has full
power and authority as Executor aforesaid, to grant and convey the above
described premises in manner and form as aforesaid and for himself, his
heirs, executors, administrators, successors and assigns does further
covenant to warrant and defend the same to the said Grantee against the
claims of any person whomsoever claiming by, from or under him as Executor
aforesaid.

SCHEDULE A
Ail those certain two pieces or parcels of land, situate, lying
and being in the Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
Parcel 1:
Beginning at a point on the northwesterly side of Lake Drive
where the same is intersected by the easterly end of a curve
connecting the northwesterly side of Lake Drive with the
northeasterly side of West Drive; running thence northwesterly
along said curve bearing to the right having a radius of 25
feet a distance along said curve of 30.98 feet to land now or
formerly of Uzmann; running thence along said land the
following 4 courses and distances: (1) North 45 degrees 35
minutes 30 seconds East 149.53 feet; (2) North 44 degrees 24
minutes 30 seconds West 75 feet; (3) North 45 degrees 35
minutes 30 seconds East 50 feet; (4) South 44 degrees 24
minutes 30 seconds East 163.58 feet to the northwesterly side
of Lake Drive; running thence along the northwesterly side of
Lake Drive the following 2 courses and distances: (1)
Northwesterly along an arc of a curve bearing to the right
having a radius of 266.66 feet, a distance along said curve of
52.54 feet; (2) South 66 degrees 27 minutes 20 seconds West
142.15 feet to the point or place of beginning.
Parcel 2:
Beginning at a point on the northeasterly side of West Drive
where the same is intersected by the northwesterly side of land
conveyed to Estella A. Harper by deed dated March 1, 1967,
recorded March 7, 1967 in Liber 6120 cp 302; running thence
along said land so conveyed to said Estella A. Harper: North 45
degrees 35 minutes 30 seconds East 149.53 feet; running thence
along said land so conveyed to said Estella A. Harper and along
land now or formerly of Mongello and DeChiaro: North 44 degrees
24 minutes 30 seconds West 100 feet; running thence along said
land now or formerly of Mongello and DeChiaro: South 45 degrees
35 minutes 30 seconds West 139.32 feet to the northeasterly
side of said West Drive; running thence along the northeasterly
side of said West Drive: South 38 degrees 32 minutes 40 seconds
East 98.79 feet and southeasterly along an arc of a curve
bearing to the left, having a radius of 25 feet, a distance
along said curve of 1.74 feet to the point or place of
beginning.

SCHEDULE A - continued:
Together with all right, title and interest, if any, of the
party of the first part in and to any streets and roads
abutting the above described premises to the center lines
thereof; Together with the appurtenances and all the estate
and rights of the party of the first part in and to said
premises; To Have And To Hold the premises herein granted unto
the party of the seconds part, the heirs or successors and
assigns of the party of the second part forever.
And the party of the first part covenants that the party of
the first has not done or suffered anything whereby the said
premises have been encumbered in any way whatever except as
aforesaid. And the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part
of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"
whenever the sense of this indenture so requires.
