party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the Second part, the heirs or successors and assigns of the party of the
second part forever,
ALL, that certain ploti piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Arshamomague, in the Town of Southold,
County of Suffolk and State of New York being more particularly bounded and described
as follows:
BEGINNING at the northwesterly corner of the premises hereinafter described at a point
on the southeasterly side of a 30 foot right of way where the southeasterly side of said 30
foot right of way is intersected by the northeasterly side of land conveyed to Eleanor D.
Leonard by deed dated September 24, 1968 and recorded in the Office of the Clerk of the
County of Suffolk on October 28, 1968 in Liber 6445 cp 62; said point of beginning also
being distant the following courses and distances from the corner formed by the
intersection of the easterly side of Bay Home Road with the southerly side of Main Street
when measured along the easterly side of Bay Home Road and the southeasterly side of
said 30 foot right of way and the southwesterly, northwesterly and northeasterly sides of
said land conveyed to Eleanor D. Leonard:

Running thence North 37 degrees 48 minutes 20 seconds East along the southeasterly side
of said 30 foot right of way 100.00 feet to a point; Thence North 44 degrees, 19 minutes
40 seconds West along the northeasterly end of said 30 foot right of way 30.28 feet to the
southeasterly side of Lot number 26 as shown on "Map of Willow Point" and filed in the
Office of the Clerk of the County of Suffolk on June 16, 1966 as Map number 4652;
Thence North 37 degrees 52 minutes 10 seconds East along the southeasterly side of said
last mentioned lot, 11.04 feet to the southerly side of Willow Point road (a private road);
Thence along the Southerly and southwesterly side of Willow Point Road the following 2
courses and distances:
1) Easterly along the arc of a curve bearing to the right having a radius of 317.59 feet a
distance along said arc of 33.50 feet to a monument;
2) South 44 degrees 19 minutes 40 seconds East and passing through a monument 160.00
feet to the ordinary high water mark of Southold (Peconic) Bay;
THENCE a tie line course and distance of South 20 degrees 48 minutes 0 seconds West
142.24 feet along Southold Bay to land now or formerly of Leonard;
THENCE North 44 degrees 19 minutes 40 seconds West along last mentioned land a
distance of 202.0 feet to the southerly side of a 30 foot right of way and the point of place
of beginning.
TOGETHER with a non-exclusive right of way from the premises above described for
ingress and egress Bay Home Road as described in an Agreement recorded 2/18/57 in
Liber 4260 cp 391.
PARCEL TWO
All that certain plot, piece or parcel of land, known as Bleeker Construction Co., (Tax
Map #1000-56-5-41) situate, lying and being at Southold, Town of Southold, County of
Suffolk and State of New York.
BEGINNING at a point which is South 37 degrees 52 minutes 10 seconds West, 11.04 feet
from a monument which is located at the South Easterly corner of lot No. 26 and where
it intersects the westerly side of Willow Point Road. Said lot as shown on "Map of
Subdivision Willow Point" filed in the Suffolk County Clerk's Office on 6/16/66 known
as Map No. 4652.
RUNNING THENCE FROM SAID POINT OF BEGINNING South 44 degrees 19
minutes 40 seconds East, 30.28 feet; running thence South 37 degrees 48 minutes 20
seconds West, I00 feet to land now or formerly of Warny; thence North 44 degrees 19
minutes 40 seconds East 30.28 feet to the southerly side of Lot No. 26 as shown on the
aforementioned ~nap; running thence North 37 degrees 48 minutes 20 seconds East, 100
feet to the point or place of beginning.
SAID premises being known as 800 Willow Point Road, Southold, New York.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by Deed dated November 5, 1993, and recorded in the Office of the Clerk of the
County of Suffolk on December 3, 1993 in Liber Book 11654, Page 502.
TOGETHER with all right, title and interest, if any, of the party of the first part in and
to any streets and road abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same for any other
purposes. The word "party" shall be construed as if it read "parties" whenever the sense
of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day
and year first above written.
