Young, dated March 6, 1970; THENCE along said high water line on a tie line south 41 degrees 09 minutes 10 seconds west 130.67 feet; THENCE south 52 degrees 04 minutes west 86.21 feet; THENCE south 79 degrees 52 west 78.94 feet; THENCE along the division line of Lots 11 and 12 as shown on said map, north 1 degree 45 minutes UO seconds east 100 feet to a concrete monument in the easterly side of Budd's Pond Road; THENCE northerly on a curve bearing to the left along said easterly side of Budd's Pond Road, which curve has a radius of 50 feet for a distance of 101 .37 feet to the point ut place of BEGINNING. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
