seconds East, 414.30 feet to a concrete monument and the northerly side of Middle Road;
RUNNING THENCE wcsterly along the said northerly line on a curve to the right having a
radius of 2259.01, a distance of 462.77 feet to the point or place of BEGINNING.
SUBJECT TO a Lighting Company Easement 60 feet wide.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first pan by
deed from Frank A. Field Realty, Inc., dated June 30, 1999, and recorded July 14, 1999, in
the Office of the Suffolk County Clerk in Liber 11975, Page 932,
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of thc first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
pan, the heirs or successors and assigns oftbe party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said i~remises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 1.t of the Lien Law, covcnantn that
the party of the first pan will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of thc total of the ~ for any other purpose.
