DEVELOPED COAST POLICIES Policy 1 Foster a pattern of development in the Town of Southold that enhances community character, preserves open space, makes efficient use of infrastructure, makes beneficial use of a coastal location, and minimizes adverse effects of development. The existing staircase is in poor condition due to the bulkhead falling. The owner is trying to maintain the integrity of the stalmase to ensure that is safe for his family to use to access the water. Our proposal will not have any effect on the community character or preservation of open space. Policy 2 Preserve historic resources of the Town of Southold. This property has no significant historic resources. Policy 3 Enhance visual quality and protect scenic resources throughout the Town of Southoid. The present condition of this staircase is unstable. Repairing the staircase is just an attempt of the upland property owner to maintain his property. So the visual quality and scenic resources will be restored to when the area was stable. NATURAL COAST POLICIES Policy 4 Minimize loss of life, structures, and natural resources from flooding and erosion. The staircase will not have an effect on the loss of life, structures and natural resources from flooding and erosion. Policy 5 Protect and improve water quality and supply in the Town of Southold. This proposal will not have any impact on the water quality and supply of the Town of Southold. Policy 6 Protect and restore the quality and function of the Town of Southold's ecosystem. This proposal will not have any impact on the Town of Southold's ecosystem. Our proposal is to repair an existing staircase that was damaged during the recent winter storms. The present condition of the staircase is poor and is unsafe.
