residing at 550 Cedar Point Drive East, PO Box 200, Southold, NY, 11971
parties of the first part,
WILLIAM DANILCZYK and MAUREEN DANILCZYK, being married to each other, both
residing at 41 Irving Avenue, North Babylon, NY, 11701
party ofthe second part,
WITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and releme unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at

BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed
dated June 21, 1979 recorded in the Office of the Clerk of the County of Suffolk on July 2, 1979 in
Liber 8651 page 138.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

instrument, the individuals, or the persons upon behalf of which the individuals acted, executed the

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, County of Suffolk
and State of New York, known and designated as Lot Number 106 on a certain map
entitled, "Subdivision Map of Cedar Beach Park, situate at Bayview, Town of
Southold, County of Suffolk, State of New York" and filed in the Office of the Clerk
of the County of Suffolk on December 20, 1927 as Map Number 90. Said premises
being also shown as Lot Number 5 on a certain map entitled, "Map Number One of
Part of Property of Edwin H. Brown at Bayview" and filed in the Office of the Clerk
of the County of Suffolk on January 27, 1926 as Map Number 802, said lot being more
particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Cedar Point Drive East where the
same is intersected with the division line between Lots 105 and 106 of the
aforementioned filed map;
RUNNING THENCE from said point of beginning South 16 degrees 24 minutes 00
seconds West, 303.0 feet more or less to the tie line of Little Peconic Bay;
RUNNING THENCE along the tie line of the average shore line of Little Peconic Bay
as of September 21, 1989, North 75 degrees 43 minutes 33 seconds West, 99.85 feet to
a point;
RUNNING THENCE North 16 degrees 24 minutes 00 seconds East, 325.0 feet more
or less to the southerly side of Cedar Point Drive East;
RUNNING THENCE along the southerly side of Cedar Point Drive East, South 63
degrees 12 minutes 20 seconds East, 101.45 feet to the point or place of BEGINNING.
