WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever:

A certain tract or parcel of land located at Fishers Island, Town of Southold, County of Suffolk,
State of New York, being bounded and described as follows:
Beginning at an iron pipe on the Southeasterly line of a road, said iron pipe being at the Northwest
corner of the herein described tract and located 2586.24 feet South of a point which is 2305.61 feet West
of a monument marking the United States Coast and Geodetic Survey Triangulation Station "N1N" and
thence running North 60° 54' 30" East 83.37 feet to a point of curve to the right having a radius of 620.65
feet and the direction of whose radius at that point is South 29° 05' 30" East; thence running
Northeastwardly following the arc of said curve 157.28 feet to a point, the last two lines running along the
Southeasterly line of said road; thence South 21° 53' 00" East 105.33 feet to a stake; thence South 7° 59'
40" West 129.39 feet to an iron pipe; thence South 21° 27' 20" East 175.83 feet to an iron pipe; thence
South 80° 09' 20" West 190.85 feet to an iron pipe; thence North 29° 11' 50" West 132.64 feet to an iron
pipe; thence North 13° 53' 50" West 213.72 feet to the iron pipe at the point of beginning.
Containing 1.88 acres, more or less.
Subject to a right of way for an existing water line, said right of way being ten feet in width and
the Westerly edge of said right of way begin the last two courses in the above description.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and
ail the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever. ,.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
