consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being Nortb of the Village of Southold, Town of Southold, Cdunty of Suffo k and State of~ew
York, and being more particularly bounded and described as follow:

BEGINNING at an iron pipe set on the Northwesterly line of Mill Creek Drive at tile Soutb~csterly coracr
of land conveyed by Smith to Roger Doyle by deed dated May 22, 1951, and recorded in the Suffolk
County Clerk's Office in Liber 3228 of deeds at page 12, said point of beginning being distant 104.25 feet
Northeasterly, as measured along the Northwesterly line of Mill Creek Drive, from the Easterly end of the
arc connecting the Southeasterly side of Grove Road with the Northwesterly line of Mill Creek Drive; and
THENCE RUNNING alongsaid Northwesterly line of Mill Creek Drive South 57 degrees 56 minutes West
104.25 feet to tile aforesaid arc;
THENCE along the aforesaid arc, being a curve to the right having a radius of 25.0 feet, a distance along
said arc of 39.27 feet;
THENCE along the Northeasterly line of Grove Road North 32 degrees 04 minutes West 125.0 feet;
THENCE along land now or formerly of Simons parallel with said Northwesterly line of Mill Creek Drive
North 57 degrees 56 minutes East 129.25 feet to said land of Roger Doyle;

Being and intended to be the same premises conveyed to the party of the first part by deed dated May 18,
1999 and recorded in the Suffolk County Clerk's Office on July 27, 1999 in Liber 1197 page 676.
TOGETHER with ali right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof`; TOGETHER with the
appnrtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of, the second part, the heirs or successors aad
assigns of the party of the second part forever.
AND the party of the first part covenants tbat the party of tile first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as af,oresaid.
AND tile party of the first part, in compliance with Section 13 of the Lien Law, covenants that tbe party of
the first part will receive the consideration for this conveyance and will hold tbe right to receive such
consideration as a trust f,und to be applied first for the purpose of'paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
