Witnesseth, that the Grantor, in consideration of One and 00/100 Dollar ($1.00), lawful money of
the United States, and other good and valuable consideration, paid by the Grantee does hereby
grant and release unto the Grantee, his distributees and assigns forever,
AN UNDIVIDED 72 INTEREST IN AND TO all that certain plot, piece or parcel of land, with
the buildings and improvements thereon erected, situate, lying and being in the Town of
Southold, County of Suffolk and State of New York, known and designated as Lots 4 & 5 as
shown on a certain map entitled "Map of Property of Dan J. Stack, Etc.", and filed in the Office
of the Clerk of the County of Suffolk on July 30, 1926 as Map Number 815, more particularly
bounded and described as follows:
BEGINNING at a point on the Southwesterly side of a right of way distant 152.19 feet
northwesterly from a monument marking the intersection of said southwesterly side of the right
of way with the northwesterly side of Peconic Bay Boulevard;
RUNNING THENCE South 40 degrees 51 minutes 20 seconds West 140.55 feet;
THENCE North 29 degrees 10 minutes 0 seconds West 100 feet;
THENCE North 41 degrees 11 minutes 0 seconds East 143.87 feet to the southwesterly side of
the above mentioned right of way;
TIIENCE along s~id right of way South 27 degrees 13 minutes 50 seconds East 100.42 feet to
the point or place of BEGINNING.
TOGETHER with a right of way in Liber 3473, Page 159, appurtenant to the premises herein
which gives access over a 15 foot right of way to Peconic Bay Boulevard and access over other
lands south of Peconic Bay Boulevard.
TOGETHER with the use of a second right of way to the purchasers and their assigns, in
common with others lawfully using the same, as a means of ingress and egress from Peconic Bay
District 1000, Section 126.00, Block 09.00, Lot 023.000 ~e37o2,.~ 412712010
Boulevard to Peconic Bay over a strip of land bounded and described in the attached Addendum
TOGETHER WITH all right, title and interest of the grantor, if any, in and to the highway, and
all gores and strips of land, easements, rights and rights of way~ adjacent to or used in connection
with the premises.
SUBJECT TO easements, covenants and restrictions of record.
SAID PREMISES known as and by 115 Masters Road, Laurel, New York, and being and
intended to be the same premises described in a certain deed dated October 25, 2005 and
recorded November 4, 2005 in the Suffolk County Clerk's Office in Liber 12418, Page 638.
TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, its successors and
assigns of the Grantee forever.
This deed is subject to the trust provisions of Section 13 of the Lien Law. The words "Grantor"
and "Grantee" shall be construed to read in the plural whenever the sense of this deed so
requires.
IN WITNESS WHEREOF, the Grantor has hereunto set his hand and seal the day and year first
above written.

ADDENDUM "A"
BEGINNING at a highway monument set at the northeasterly comer of premises conveyed to the
parties of the first part by Van Brant Tandy Corporation, by deed dated May 19, 1926, and
recorded in the Office of the Clerk of Suffolk County in Liber 1184 of Deeds at Page 576 on
May 19, 1926, which point is also the northwesterly comer of land of A.L. Downs and from said
point of beginning running south 27 degrees 2 feet East (through a monument and stake set to the
north of Peconic Bay) 377 feet along land of A.L. DoWns to Peconic Bay;
Thence westerly along said Bay, 10 feet to land of the parties of the first part;
Thence northerly and parallel with the first course along land of the parties of the first part to
Peconic Bay Boulevard aforesaid; and
Thence easterly along said Peconic Bay Boulevard to the point or place of BEGINNING.
