Jr., deceased (Suffolk County Surrogates File #1438P2007) residing at 3195 Wells Avenue, Southold,
New York 11971, and 2722 Stuart Drive, Durham, North Carolina 27707, respectively, party of the first
part, and
64155 MAIN ROAD LLC, a New York limited liability company,
with offices at 3825 Rocky Point Road, East Marion, New York 11939, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, at Southold,
County of Suffolk and State of New York being bounded and described as follows:
BEGINNING at a point on the northerly side of Main Road, said point being at a monument located at the
intersection of the southeasterly corner of premises hereinafter described and southwesterly corner of a
25 foot right of way;
THENCE along said point of beginning along the northerly side of Main Road, along a tie line North 88
degrees 11 minutes 10 seconds West, 258.84 feet to a point and lands now or forme, rly of Lacolla;
THENCE along said lands, North 5 degrees 17 minutes East, 87.00 feet to lands now or formerly of
Richards;
THENCE along said lands, North 89 degrees 15 minutes 30 seconds East, 191.31 feet;
THENCE still along said lands, North 4 degrees 52 minutes West, 156.00 feet;
THENCE North 85 degrees 08 minutes East, 51.00 feet to the westerly side of a 25 foot wide right of way;
THENCE along said right of way, South 4 degrees 52 minutes East, 258.00 feet to the point or place of
BEGINNING.
BEING AND INTENDEDTO BE the same premises conveyed to the party of the first part by deed dated
1/20/09, recorded 3/30/09 in Liber 12584 page 222, the grantors herein being the same as the grantees in
deed recorded in Llber 12584 page 222.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center Pines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" when~.~.r the
sense of this indenture so requires.
