and State of New York, bounded and described as follows:
BEGINNING at a monument on the southerly side of Robinson Road, distant 444.02 feet easterly as measured along the
southerly side of Robinson Road from the extreme easterly end of the arc of a curve connecting the southerly side of
Robinson Road and the easterly side of Paradise Point Road; said point also being the northwesterly corner of land now or
formerly of James F. Neefus Jr. and Kathieen A. Neefus;
THENCE along the last mentioned land the following 3 courses and distances:
1 ) South 21 degrees 49 minutes 30 seconds West, 135.11 feet to a point;
2) South 37 degrees 24 minutes 50 seconds West, 187.38 feet to a monument;
