THIS INDENTURE, made the 21st day of May, 2010, between MILDRED DICARLO,
having an address at 1000 N. US Highway, Unit 729, Jupiter, Florida 33477 (the "Grantor")
and PATRICIA FITZPATRICK, having an address at 285 Hill Street, Southampton, New
York 11968 (the "Grantee").
WITNESSETH:
That Grantor, in consideration of Nine Hundred Seventy Thousand and 00/100
Dollars ($970,000.00) and other valuable consideration paid by the Grantee, does hereby
grant and release unto Grantee, the heirs or successors and assigns of Grantee forever all
that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the:
See Schedule "A" attached hereto and made a part hereof;
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets
and roads abutting the above described premises to the center lines thereof;
TOGETHER with appurtenances and all the estate and rights of Grantor in and to
said premises;
TO HAVE AND TO HOLD, the premises herein granted unto Grantee, the heirs or
successors and assigns of Grantee forever;
BEING the same premises conveyed to the Grantor herein by Deed dated
December 14, 2005, recorded January 5, 2006 in Liber 12459, Page 86.

AND Grantor covenants that Grantor have not done or suffered anything whereby
the said premises have been encumbered in any way except as aforesaid.
AN D Grantor, in compliance with Section 13 of the Lien Law covenants that Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The words "Grantor" and "Grantee" shall be construed as if they read "Grantor" and
"Grantees" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, being more particularly bounded and described as follows:
BEGINNING at a point on the northerly side of Calves Neck Road (a private road)
distant 958.10 fee[ easterly as measured along the same from the comer formed by the
intersection of the easterly side of Youngs Avenue with the northerly side of Calves Neck
Road (a private road);
RUNNiNG THENCE north ! 5 degrees 38 minutes 40 seconds east along the easterly
side of land now or formerly of Holman 195.42 feet to a tie line along the face of a
bulkhead on Town Creek;
RUNNING THENCE along the said tie line the following 3 courses and distances:
south 79 degrees 24' 22" east 76.23 feet;
north 2I degrees 55' 35" east 8.94 feet;
south 84 degrees 44' 16" east 43.71 feet to the westerly side of the land now
or formerly of Bjerknes;
RUNNiNG THENCE along said land south 15 degrees 38 minutes 40 seconds west
224.02 feet to the northerly side of Calves Neck Road (private road);
RUNNING THENCE along the northerly side of Calves Neck Road (private road) the
following two courses and distances:
north 69 degrees 01 minutes 20 seconds west 55.15 feet;
north 74 degrees 21 minutes 20 seconds west 65 feet to the point or place of
