THIS INDENTURE, made as of the I..g day of,~.V'2, 2009.
BETWEEN PATRICIA CHRISTMANN GEHRING, having an office at 1225 Franklin Ave.,
Suite 300, Garden City, NY 11530, party of the first part, and GEORGE G. GEHRING, JR.,
having an office at 1225 Franklin Ave., Suite 300, Garden City, NY 11530, party of the second
part.
WITNESSETH, that the party of the first part was bequeathed a life estate in the property
described on Schedule "A" attached hereto (the "Property") by reason of Article Second of the
Last Will and Testament of G. Gregory Gehring (the "Will"), admitted to probate in the action
styled In the Matter of the Estate of G. Gregory Gehring, deceased, File No. 321679, Surrogate's
Court, Nassau County, New York. Also, the Will bequeathed to the party of the second part the
remainder interest in the Property.
In order that the party of the second part may enjoy fee simple ownership of the property
described on Schedule "A" attached hereto, the party of the first part wishes to convey her life
estate in the Property to the party of the second part.
WITNESSETH, that the party of the first part, in consideration ofTen Dollars ($10) and other
valuable consideration paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part
forever, all of the life estate of the party of the first part in and to:
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Town of Southold,
County of~ar~'~tg'and State of New York, as more particularly described on
Schedule "A" attached hereto and made a part hereof.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of th~ Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word
"party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

BEGINNING at a point in the southerly line or side of Jackson Street, distant south 73 degrees
39 minutes 00 seconds east 79.25 feet as measured along said southerly line of Jackson Street
from the northeasterly comer of lands which were heretofore by deed dated March 25, 1947,
recorded in the office of the Clerk of Suffolk County on March 25, 1947 in Liber 2688 cp 151,
conveyed to F. Donald Richart; from said point of beginning thence running along the southerly
line of Jackson Street south 73 degrees 39 minutes 00 seconds east 79.25 feet to the
northwesterly comer of lands now or formerly of Carrie S. Gibb; thence running along last
mentioned land south 6 degrees 16 minutes 30 seconds west 470 feet to the average high water
line of Great Peconic Bay; thence running along said average high water line of Great Peconic
Bay north 85 degrees 07 minutes 00 seconds west 77.72 feet; thence running northerly along
land about to be conveyed by James L. Connor and Frank P. Gehring to James L. Connor north 6
degrees 14 minutes 10 seconds east 485.75 feet to the southerly line of Jackson Street at the point
or place of beginning.
TOGETHER with all fight, title and interest of the Seller, if any, in and to the waters of and land
under the waters of said Great Peconic Bay lying southerly of the parcel hereinabove described.
