certain map entitled, "Map of Nassau Farms, situate at Peconic, Suffolk County, N.Y." and filed
in the Suffolk County Clerk's office on 3/28/35 as Map No. 1179, and which part of said lot is
bounded and described as follows:
BEGINNING at a point on the easterly side of Bay Avenue at a monument distant 160.91 feet
southerly from the corner formed by the intersection of the easterly side of Bay Avenue with the
southerly side of Sterling Road and which point of beginning is where the division line bet~veen
the premises herein described and land of Watts, adjoining on the north, intersects the said
easterly side of Bay Avenue;
RUNNING THENCE along land of Watts North 73 degrees 25 minutes 30 seconds East
213.60 feet to land of Houlbreque;

BEGINNING, at.a point on the westerly side of Bay Avenue at a northeasterly comer of

the westerly side of Bay Avenue from the comer formed by the intersection of the said westerly
side of Bay Avenue with the southerly side of Sterling Road;
THENCE along the westerly side of Bay Avenue South 07 degrees 59 minutes 50 seconds
East 25. Feet;
THENCE along land of Bourgnignon South 82 degrees 00 minutes 10 seconds West 15.00
feet to the ordinary high water mark of Baldwin's Creek (also known as Mud Creek)
THENCE northerly along said creek as it winds and tums 25.00 feet, more or less, to a point
which is distant 20.00 feet westerly measured on a course South 82 degrees 00 minutes 10
seconds West from the point of BEGINNING.
THENCE North 82 degrees 00 minutes 10 seconds East 20.00 feet to the westerly side of Bay
Avenue at the point or place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,

heirs or successors and assigns of the party of. the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
