ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of
Southhold, County of Suffolk and State of New York known and designated as part of
lot 30 on a certain map entitled, "Map at Harbor View at Mattituck" and filed in the
Office of the Clerk of the County of Suffolk on August 21, 1987 as map number 8377,
being more particularly bounded and described according to said map as follows:
BEGINNING at a point on the eastedy side of Hall's Creek Drive, which point is
located the following three courses and distances from the extreme southerly end of
the arc of a curve bearing to the left connecting the easterly side of Hall's Creek Drive
with the southerly side of New Suffolk Avenue;
1) RUNNING THENCE in a southerly direction along the easterly side of Hall's Creek
Drive and the are.of a curve bearing to the left having a radius of 648.17 feet, a
distance of 169.38 feet;
2) THENCE continuing in a southerly direction along the easterly side of Hall's Creek
Drive, south 08 degrees 25 minutes 30 seconds West, 106.80 feet to a point;
3) THENCE continuing in a southerly direction along the eastedy side of Hall's Creek
Drive and the arc of a curve bearing to the right having a radius of 315.00 feet, a
distance of 58.67 feet to a monument being the division line between Lots 31 and 30
on said map, the true point or place of beginning;
RUNNING THENCE south 87 degrees 07 minutes 50 seconds East along the division
