ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Greenport, Town of
Southold, County of Suffolk and State of New York, being more particularly
bounded and described as follows:
BEGINNING at a monument set in the southwesterly side of Silvermere Road,
where the division line between premises hereinafter described and premises
now or formerly of Thomas Jurzenia and Florence Jurzenia, his wife, intersects
the southwesterly side of Silvermere Road;
RUNNING THENCE South 03 degrees 45 minutes 00 seconds West, along said
last mentioned land, 328.15 feet to the average high water mark of Pipe's Cove;
THENCE southwesterly along the average high water mark of Pipe's Cove, on a
tie line having a bearing of South 81 degrees 36 minutes 30 seconds West,
78.26 feet to land now or formerly of Clarence C. Roach;
THENCE North 03 degrees 45 minutes 00 seconds East, along said last
mentioned land, 295.00 feet to the southeasterly side of a sixteen foot
right-of-way;
THENCE North 49 degrees 00 minutes 00 seconds East, along the southeasterly

Silvermere Road;
