All That certain plot or parcel of land, situated, lying & being in the town of Southold County of Suffolk
County and State of New York.
BEGINNING at the point of intersection of the southerly line of land of the Long Island Railroad
Company and the easterly side of Silvermere Road: and from said point of beginning, running thence
along the southerly line of land of the Long Island Railroad Company, the following two courses and
distances: (1) easterly, along the arc of a curve bearing to the left and having a radius of 2832 feet, a
distance of 108.06 feet to a monument and point of curve; (2) North 84 degrees 30 minutes 10 seconds
East 848.33 feet to other land of Toner; thence south 6 degrees 20 minutes 50 seconds West, along said
land of Toner. 896.18 feet to the ordinary high water mark of Pipes Cove, thence westerly, along the
ordinary high water mark of Pipes Cove, along a tie line bearing south 86 degrees 37 minutes so seconds
West 704.52 feet to the south-easterly terminus of Silvermere Road; thence along Silvermere Road, the
following two courses and distances: (1) North I degree 24 minutes 40 seconds East 260 feet, (2) North
80 degrees 55 minutes O0 seconds West 100.91 feet to land of Jurzenia; thence along said last
mentioned land and along land of Frohne and Roach, the following two courses and distances: (1) North
1 degree 24 minutes 40 seconds East 121.08 feet, (2) North go degrees 55 minutes O0 seconds West
174.98 feet to the easterly side of Silvermere Road; running thence North 15 degrees 21 minutes 30
seconds East, along the easterly side of Silvermere Road,429.35 feet to the point or place of Beginning
