WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release

All that certain plot, piece or parcel of land, situate lying and being at Mattituck, Town of Southold, County
of Suffolk and State of New York, known and described as Lot No. 9 and the southerly half of Lot No. 10,
as shown and designated on a certain map entitled, "Map of Subdivision for Mattituck Estates, Inc.,
Mattituck, Town of Southold, Suffolk County, May 5, 1965, Alden W. Young, P.E. & L.S., NYS Lic. #12845,
Riverhead, NY, and filed in the Office of the Clerk of the County of Suffolk on September 8, 1965 under
File #-4453 which lot and part of lot taken together are more particularly bounded and described as follows:
BEGINNING at a monument on the northwesterly side of Azalea Road, distant northeasterly 100.00 feet
from the extreme easterly end of the arc of a curve connecting the northeasterly side of Cardinal Drive
with the northwesterly side of Azalea Road;
RUNNING THENCE North 42 degrees 56 minutes 00 seconds West, 225.00 feet to a monument;
THENCE North 47 degrees 04 minutes 00 seconds East, 100 feet to a monument;
THENCE North 04 degrees 37 minutes 10 seconds East, 65.62 feet to a monument;
THENCE South 43 degrees 16 minutes 10 seconds East, 269.30 feet to a monument on the northwesterly
side of Azalea Road;
THENCE South 47 degrees 04 minutes 00 seconds West along the northwesterly side of Azalea Road,
150.00 feet to the point or place of BEGINNING.
BEING AND INTENDEDTO BE the same premises conveyed to the party of the first part by deed dated
6/7/95, recorded 6/11/95 in Liber 11732 page 542, the grantor herein being the same as the grantee in
deed recorded in Llber 11732 page 542.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
