WITNESSETH, that the party of the first part, CATHERINE ALHADEFF, to whom Letters Testamentary were issued by the
Surrogate's Court of the County of Queens, New York on October 29, 2009, and by virtue of the power and authority given
in and by said last will and testament, and by Article 11 of the Estates, Powers and Trusts Law, and PETE DEMETRIOU,
individually and aa surviving apouse of Helen Demetriou, and in consideration of three hundred and fifty thousand
($350,000.00) dollars, lawful money of the United States, paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
at Mattituck, Town of Southold, County of Suffolk, and State of New York, known and designated as Lot No. 6 on ~Map of
Sunset Knolls, Mattituck, Town of Southold, Suffolk County, New York," filed in Suffolk County Clerk's Office on January 5,
1968 as Map No. 5023, more particularly bounded and described as follows:
BEGINNING AT A POINT ON THE Northerly side of Stanley Road, distant 525 feet from the Westerly most point on a curve
connecting the Northerly side of Stanley Road and the Westerly side of Luthers Road, said curve having a radius of 33.78 feet
and a length of 43.05 feet;
RUNNING THENCE North 87 degrees 11 minutes West 110 feet along the Northerly side of Stanley Road;
THENCE North 2 degrees 49 minutes East 182 feet to a point;
THENCE South 87 degrees 11 minutes East 110 feet to a point;
THENCE South 2 degrees 49 minutes West 182 feet to the Northerly side of Stanley Road, the point or place of BEGIN N ING.
BEING AND INTENDED TO BE the same premises conveyed to Pet~ Demetdou an'd Helen Demetriou, his wife (predeceased
on 6/27/1998), as to an undivided one-half interest, and Dr. Nissim Alhadeff (predeceased on 9/24/2009), as to an undivided

said decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first
part has or has power to convey or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
