Southold, County of Suffolk and State of New York, and being bounded and described as follows:
BEGINNING at a point on the southeasterly line of a 50 foot private road hereinafter described at the northeasterly comer
of land now or formerly of EIfers;
RUNNING THENCE along said southeasterly line of said 50 foot right of way North 52 degrees 22 minutes 50 seconds
East, a distance of 125 feet;
THENCE along other land now or formerly of Bertsc South 43 degrees 49 minutes 30 seconds East, a distance of 233.24
feet to mean high water mark of Peconic Bay;
THENCE along said mean highwater mark of Little Peconic Bay on a tie line bearing South 44 degre, es 13 minutes 50
