page 13.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.

BEGINNING at a stone monument on the northeasterly side of Montauk Avenue said monument being 1840.88 feet north
of a point which is 747.80 feet west of another monument marking the United States Coast and Geodetic Survey
Triangulation Station "PROS";
RUNNING THENCE North 43 degrees 57 minutes 00 seconds West along the northeasterly side of Montauk Avenue
61.87 feet to a monument and land now or formerly of Middleton;
THENCE North 39 degrees 42 minutes 00 seconds East along last mentioned land and along land now or formerly of
Doyan and passing through a monument 268.00 feet;
THENCE North 59 degrees 53 minutes 00 seconds West still along land now or formerly of Doyen, 85.30 feet to a
monument;
THENCE North 38 degrees 37 minutes 00 seconds East, 10.30 feet to a comer post and land now or formerly of
Schramm;
