paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying
and being at East Marion, Town of Southold, County of Suffolk and
State of New . York, shown and designated as and by lot no. 110 on
a certain map entitled, "Map of Pebble Beach Farms" filed in the
Suffolk County Clerks Office on 6/11/75 under the Map no. 6266,
said lot being bounded and described as follows:
BEGINNING at a point on the southerly side of The Strand, said
point: being the westerly end of a curve connecting the westerly
side of The Greenway with the southerly side of The Strand;
Thence from said point of beginning, along the arc of a curve
bearing to the right having a radius of 200.00 feet a distance of
31.42 feet to a point on the westerly side of The Greenway;
Thence along the westerly side of The Greenway, south 48 degrees
35 minutes 51 secodns east, 58. 10 feet; Thence still along the
westerly side of The Greenway, on the arc of a curve bearing to
the right having a radius of 395.0.0 feet a distance of 110.24
feet to a monument; Thence south 66 degrees 28 minutes 10 seconds

minutes 25 seconds west, 50.64 feet to a point and the southerly
side of The Strand; Thence along the southerly side of The Strand
the following three courses and distances: 1) north 41 degrees 24
minutes 09 seconds east, 142.6.2 feet to a monument; 2 ) north 48
degrees 35 minutes 51 seconds west, 20.00 feet to a monument; 3)
north 41 degrees 24 minutes 09 seconds east, 90. 00 feet to the
point or place of BEGINNING.
The policy to be issued under this report will insure the title to such buildings and improvements erected on
the premises which by law constitute real property.
