ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

TAX MAP and State of New York, known and designated as Lot Number 134 and .
Ristric 1000 part of lot 133 on a certain map entitled, "Map of Section Two
9�c. 037.00 Gardiner' s Bay Estates" filed in the Suffolk County Clerk ' s Office
Block 04.00 on 9/23/27 as Map Number 275, said lot and part of lot when taken
lot 009.000 together are more particularly bounded and described as forlows :
BEGINNING at a point on the easterly side of Cedar Lane at the
division line between lot 134 and lot 135 on the above mentioned
map where same intersects the easterly side of Cedar Lane ;
PIONNING THENCE along the easterly side of Cedar Lane, North 26
egrees 07 minutes 30 seconds West 56 feet ;
THENCE through lot 133 on the above mentioned map, North 63 degrees
52 minutes 30 seconds East 132 feet to Spring Pond;
THENCE along Spring Pond, South 24 degrees 05 minutes 10 seconds
East 56 . 04 feet to lot 135 on the above mentioned map;
THENCE along said last mentioned lot, South 63 degrees 52 minutes
30 seconds West 130 feet to the easterly side of Cedar Lane, the
point or place of BEGINNING.
BEING same premises conveyed to grantors herein by HELENE J.
SCHMIDTH by deed dated Sept. 29 , 1979 recoreded October 12 , 1979,
in Liber 8709, p. 509 . --,
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said prnnises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of i
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply if
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
