WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the building and improvements thereon erected,

TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the paty of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the patty of the first part,in compliance with Section 13 of the Lien Law,covenants that the parry of
the first pall will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
The word `party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

Property Description
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient in the town of Southold, County of Suffolk and State
of New York, known and designated as Lot No. 92, on a certain map entitled, "Map of Orient-
By-The-Sea, Section Two, situate at Orient Point, Town of Southold, 'Suffolk County, New
York, owned and developed by Woodhollow Properties, Inc., #3 Glen Lane, Glenwood
Landing, New York, Otto W. Van Tuyl and Son, Licensed Land Surveyors, Greenport, New
York" and filed in the Office of the Clerk of the County of Suffolk on October 26, 1961 as
Map No, 3444, which said lot is more particularly bounded and described according to said
map as follows:
BEGINNING at a point on the easterly side of Plum Island Lane distant 148.42 feet northerly
from the corner formed by the intersection of the easterly side of Plum Island Lane with the
northerly side of King Farm Road said point of beginning is also where the division line
between Lots 91 and 92 as shown on the aforesaid map intersect the easterly side of Plum
Island Lane;
RUNNING THENCE northerly and northwesterly along the easterly and northeasterly side of
Plum Island Lane the following two courses and distances:
(1) north 1 degree 02 minutes 20 seconds east 62.32 feet;
(2) along the are of a curve bearing to the left having a radius of 110.00 feet a distance of
48.38 feet to the division line between Lots 92 and 93 as shown on the aforesaid map;
THENCE north 49 degrees 04 minutes 54 seconds east along said division line 215.44 feet to
the land shown on the filed map entitled "Map of Orient-By-The-Sea Section One: (North 49
degrees 14 minutes 20 seconds east according to the filed map entitled "Map of Orient-By-The-
Sea Section One"); thence south 1 degree 02 minutes 20 seconds west along said last
mentioned land 215.24 feet;
THENCE south 76 degrees 49 minutes 10 seconds west along the division line between Lots
91 and 92 as shown on the aforesaid map 154.74 feet to the easterly side of Plum Island Lane,
the point or place of beginning.
Premises are also known as 1260 Plum Island Lane, Orient, New York 11957. .
Premises are also identified as Section 015.00; Block 06.00; Lot 011.00 on the tax map of
Suffolk County.
