Witnesseth,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,

All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being box1sa at Orient , Town, of Southold, County of Suffolk, and State of New York, being
more particuarly bounded and described as follows :
BEGINNING at a point on the southwesterly line of King Street , distant 206.70 feet , south
erly from the extreme southerly end of tangent that connects the southwesterly line of
King Street , with the easterly line of Major's Pond Road, said point of beginning also
being where the southerly line of land now or formerly of Kanz , intersects the southwest-
erly line of King Street ;
RUNNING THENCE along the southwesterly line of King Stret , South 40 degrees 00 minutes 10
seconds East 249.87 feet , to the northerly line of land now or formerly of O'Connor and
Leudesdorf;
THENCE along the northerly line of the last mentioned land, South 75 degrees 17 minutes
00 seconds West 213.75 feet to land now or formerly of R. Douglas (Willow Terrace Farms,
Inc .) ;
THENCE along the last mentioned land, the following three courses and distances :
1 . North 11 degrees 26 minutes 10 seconds West 141 .20 feet ;
2. South 72 degrees 28 minutes 50 seconds West 36.70 feet;
3. North 20 degrees 12 minutes 30 seconds West 94.98 feet to the southerly line of land
now or formerly of Kanz;
THENCE along the southerly line of the last mentioned land, North 78 degrees 21 minutes
20 seconds East 144.90 feet to the southwesterly line of King Street , at the point or
place of BEGINNING.
Being & intended to be the same premises conveyed to the Grantor herein by Deed dated
3/ 1/85, recorded 3/6/85 in Liber 9746 Page 510.
Together with all right,title and interest,if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second partforever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration forthis conveyance and will hold the right to receive such consideration as a trustfund
to be applied first forthe purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
In Witness Whereof,the party of the first part has duly executed this deed the day and year first above written.
