WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the.buildings thereon erected, situate, lying

BEGINNING at a concrete monument set at the westerly end of the Northerly line of a 50
foot strip of land owned by the party of the first part adjoining land of Osgood; said monument
being about 400 feet Westerly from the Westerly line of Rocky Point Road; running thence to
other land of the party of the fust part, four (4) courses and distances:
(1) South 74 degrees 08 minutes 20 seconds West 3 1.10 feet; thence
(2) North 15 degrees 51 minutes 40 seconds West a distance of 332.78 feet; thence
(3) North 60 degrees 51 minutes 40 seconds West a distance of 122.47 feet; thence
(4) North 15 degrees 51 minutes 40 seconds West a distance of 250 feet to ordinary high water
mark of Long Island Sound;
thence Northeast along said high water mark to a point which is North 38 degrees 17 minutes 50
seconds East 150.00 feet from the last described point; thence along land of Edna Bennett, land of
Larson and Stimpson and said land of Osgood South 15 degrees 53 minutes 40 seconds east
691.25 feet; thence continuing along said land of Osgood South 12 degrees 20 minutes 20 seconds
East a distance of 66.06 feet to the point of BEGINNING.
Being the same premises conveyed to the party of the first part by deed dated August 21, 1974
recorded in the Nassau County Clerk's Office in deed liber 7703 at page 741.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and road abutting the
above described premises to the center lines hereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid..
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost the improvement and will apply the same first to the payment of the cost of
the improvement before using any part of the total of the same for any other purpose.
TAX MAP The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
