LLOYD E. TERRY, residing at 36205 Main Road, Orient, New�� ork 119570,
party of the first part, and
LLOYD E. TERRY, residing at 36205 Main Road, Orient, New York 11957,
as to a fifty (50%) percent interest, PRISCILLA TERRY BULL, residing
at Main Road, Orient, New York 11957, as to a twenty-five (25%)
percent interest, and KENNETH WATERS TERRY, residing at One Coit Lane,
Norwich, Connecticut 06360, as to a twenty-five (25%) percent
interest, as tenants in common without right of survivorship,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars
and other valuable consideration paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Orient, Town of Southold,
Suffolk County, New York, bounded and described on Schedule A attached hereto and
made a part hereof.
TOGETHER with all right, title and interest, if any, of the party of the first part
in and to any streets and roads abutting the above described premises to the center
lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs and successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any
part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.
IN WP17NESS WHEREOF, the party of the first part has duly executed this
deed the day and year first above written.

DEED FROM LLOYD E. TERRY
TO LLOYD E. TERRY, PRISCILLA TERRY BULL
AND KENNETH WATERS TERRY
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Orient, Town of Southold,
Suffolk County, New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Main Road at a monument which forms
the boundary line between lands owned now or formerly by Orient Realty Company to
the west and the parcel to be conveyed herein to the east;
RUNNING THENCE along said land of Orient Realty Company North 140 05' 00" West
2,171.21 feet;
THENCE North 750 55' 00" East 340.00 feet along the northerly line of a 25 foot
right-of-way to a point;
THENCE North 140 05' 00" West 37.5 feet along lands now or formerly of Frank R. and
Catherine L. Helminski;
THENCE North 750 55' 00" East 100.00 feet still along said lands of Helminski to a
point;
THENCE South 12" 33' 50" East 2,131.20 feet along lands now or formerly of the
Spencer Terry Estate to a point on the northerly side of Main Road;
THENCE the following courses and distances along the northerly side of Main Road:
1) South 770 34' 00" West 261.71 feet;
2) South 82" 40' 10" West 94.56 feet;
3) South 82" 40. 10" West 25.18 feet to the point or place of beginning.
Excluding from the above-described parcel the following parcel of property which was
conveyed by the party of the first part to Hugh Loughran and Catherine Loughran, his
wife, on October 6, 1983:
ALL that certain plot, piece or parcel of land, situate, lying and being in the
Hamlet of Orient, Town of Southold, County of Suffolk and State of New York, more
particularly bounded and described as follows:
BEGINNING at a point on the easterly line of a 25 foot right-of-way over land now or
formerly of Lloyd E. Terry, said point being the following two courses from a
monument set on the northerly line of Main Road at the southwesterly corner of said
land now or formerly of Lloyd E. Terry and the southeasterly corner of land of
Orient Realty Company; (1) North 82 degrees 40 minutes 10 seconds East, 25.18 feet;
thence (2) North 14 degrees 05 minutes 00 seconds West 1870.0 feet to said point of
beginning; running thence along said easterly line of said right-of-way, North 14
degrees 05 minutes 00 seconds West, 279.17 feet to the southerly line of said 25
foot right-of-way; thence along said southerly line, North 75 degrees 55 minutes
East 175.0 feet; thence along other land now or formerly of Lloyd E. Terry, two
courses: (1) South 14 degrees 05 minutes East 279.17 feet; thence (2) South 75
degrees 55 minutes West 175.0 feet to the point of beginning.
TOGETHER WITH a 25 foot right-of-way in common with others over the most westerly 25
feet of premises to the north owned now or formerly by Joan Kiefer extending from
the southernmost lot line of said premises northerly to the highwater mark of Long
Island Sound for use by the party of the second part and others. This right-of-way
shall run with the land. Said right-of-way is described as follows:

BEGINNING at a point on the northerly line of a certain 25 foot right-of-way at the
southwest corner of the premises conveyed by Lloyd E. Terry to Joan Kiefer on
December 30, 1981. Said point being North 140 05. 00" West 2171.21 feet from a
monument set on the northerly side of Main Road on the boundary line between land of
the party of the first part to the east and of Orient Realty Company to the west.
RUNNING THENCE along said land of Orient Realty Company North 140 05' 00" West
465.21 feet more or less to the ordinary high water mark of Long Island Sound.
THENCE easterly along said high water mark 25 feet;
THENCE South 140 05' 00" East 465.21 feet more or less to the northerly line of the
aforesaid 25 foot right-of-way;
THENCE along said 25 foot right-of-way South 750 55' 00" West 25 feet to the point
of beginning.
BEING AND INTENDED TO BE the same premises devised to Lloyd E. Terry under the Last
Will and Testament of Caroline M. Terry, dated December 4, 1956, admitted to probate
in the Suffolk County Surrogate's Court, File 329 P 1958.
