SCHERFF, residing at p ^� 150 The Crescent, East Marion, New York _ — 1� u� DISTR!CT SECTION Ft,'Ir'f COT C1 V� �; C i. l LLD .0 12 17 21 20, party of the first part, and SOTIRI SOTiRYADIS"and ANGELIK3 SOTIRYADIS, his wife, residing at 162-23 13th Avenue, Whitestonea, New York party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, Ald, that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being imxhe at East Marion, Town of Southold, County of Suffolk and State of New York, shown and designated as and by Lot No. 33 on a certain map entitled, "Map of Pebble Beach Farms" filed in the Suffolk County Clerk's Office on 6/11/75 under the Map No. 6266, which lot is bounded and described as follows: BEGINNING at a point on the southerly side of The Crescent, distant 88.25 feet easterly from the extreme easterly endof the arcof a curve connecting the southerly side of The Crescent and the easterly side of The Greenway; RUNNING THENCE Easterly along the southerly side of The Crescent the following two (2) courses and distances: (1) North 66 degrees 37 minutes 20 seconds East, 28.21 feet; (2) Along the arc of a curve bearing to the right having a radius of 395 feet, a distance of 60.79 feet; RUNNING THENCE South 10 degrees 26 minutes 34 secondsEast, 278.05 feet; THENCE South 66 degrees 36 minutes 15 seconds West, 56.86 feet; THENCE North 17 degrees 05 minutes 44 seconds West, 277.34 feet to the southerly side of The Crescent being the point or place of BEGINNING. Said premises are known as 150 The Crescent, East Marion, New York. The grantor being one of the grantees in deed dated December 29, 1980 and recorded January 16, 1981 in Liber 8939 CP 458. TOGGTIILR with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
