PIROZZI , residing rat No 15 Falcon Avenue Consideration Selden, New York 11784 party of the second part, WITNESSEII'H,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of laud, with the buildings and imprevemetrts thereon erected, situate, lying and beings: at East Marion in the Town of Southold, County of Suffolk, State of New York, which plot is known as and by the lots numbers 18 and 19 as shown on a map entitled, "Map of Section Two Gardiner ' s Bay Estates, situate at East Marion, Long Island" which map was filed in the Suffolk County Clerk' s Ofice on September 23rd, 1927, under number 275 being more particularly bounded and described as follows : BEGINNING at a point on the southerly side of Bayview Drive where the same intersects the southerly side of Bayview Drive with the westerly side of Knoll Circle; RUNNING THENCE along the westerly side of Knoll Circle S 31 degrees 42 ' 50" East 85 .78 feet to a monument; RUNNING THENCE South 58 degrees 17 ' 10" West 90 .00 feet to a point; RUNNING THENCE South 89 degrees 44 ' 10" West 23 .44 feet to a point; RUNNING THENCE North 31 degrees 42 ' 50" West 140. 83 feet to the southerly side of Bayview Drive; RUNNING THENCE along the southerly side of Bayview Drive North 89 degrees 44 ' 10" East 128. 92 feet to the point or place of BEGINNING. Said Premise's being known as Bayview Prive , Knoll Circle , East Maric New York Being the same premises conveyed to the party of the first part by deed dated May 3 , 1989 , recorded in Liber 10864 of deeds at Page 39`_ (recorded on May 26 , 1989 in the office of the Clerk of the County of Nassau. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said premises; that the said premises are free from incumbrances, except as aforesaid; that the party of the first part will execute or procure any further necessary assurance of the title to said premises; and that said party of the first part will forever warrant the title to said premises. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
