THIS INDENTURE, made the 4th day of March, nineteen hundred and ninety-six
BETWEEN SUSAN PARK UTZ, residing at (no,f) Youngs Road, Orient,
New York
party of the first part, and SUSAN PARK UTZ, residing at (nol) Youngs
DISTRICq Road, Orient, New York, as to a ninety-nine (99%) percent undivided
1000 interest, and CARL PARK UTZ, residing at (no/) Youngs Road, Orient,
New York as to a one (1%) percent undivided interest, as tenants in

01 . 00 WINESSETH, that the party of the first part, in consideration of ten dollars
LOT and other valuable consideration paid by the party of the second part, does hereby
012. 000 grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the hamlet of Orient, Town
of Southold, County of Suffolk, State of New York, bounded and described as follows:
BEGINNING at a point on the westerly line of Youngs Avenue 290.24 feet northerly
along said westerly line from the Main Road, said point of beginning being the point
where said westerly line is intersected by the northerly line of a 30-foot right of
way; from said point of beginning running along said northerly line of said 30-foot
right of way North 700 10' 40" West 144.20 feet to the easterly line of said 30-foot
right of way; thence along said easterly line of said 30-foot right of way North 220
06. 10" East 90.18 feet; thence along land now or formerly of King South 700 10' 40"
East 129.19 feet to said westerly line of Youngs Avenue] thence along said westerly
line of Youngs Avenue South 120 34. 20" Went 90.84 feet to the point of BEGINNING.
TOGETHER with a right of way over said 30-foot right of way along the westerly and
southerly boundaries of the premises.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by Deed dated June 17, 1995 and recorded in the Office of the Clerk of the County of
Suffolk on December 19, 1995 in Liber 11754 at page 863.
TOGETHER with all right, title and interest, if any, of the party of the first part
in and to any streets and roads abutting the above described premises to the center
lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs and successors and
assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not
'j done or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenante that the party of the first part will receive the consideration for this
pppp conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any
part of the total of the same for any other purpose.
The word "party" shall be construed asif it read "parties" whenever the sense of
this indenture so requires.
IN WITNESS WHEREOF, the party of. the first part has duly executed this
deed the day and year first above written.
