WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever, an undivided one—half interest
in and to
ALL that certain plot, piece or parcel of land, lgaoaxerected, situate,
lying and being in the Town of Southold, County of Suffolk, and State of New
York, bounded and described as follows:—
BEGINNING at a point on the easterly side of a 40 foot (more or less)
right of way at the northwesterly corner of the parcel described,
said point or place of beginning being where the easterly side of a
said right of way intersects the southerly side of land now or formerl}
of D. Williams (formerly Sullivan) ;
running thence North 60 degrees 13 minutes 00 seconds East along land
now or formerly of D. Williams, 220 feet to a point;
thence South 29 degrees 29 minutes 30 seconds East along land now or
formerly of Tuthill, 100 feet to a point;
thence South 60 degrees 13 minutes 00 seconds West along land now or
formerly of John S. Vail (formerly of Lamphear) , 220 feet to the
easterly side of the right of way above mentioned;
thence North 29 degrees 29 minutes 30 seconds West along the easterly
side of said right of way 100 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated December 13 , 1995 , and recorded in the
Suffolk County Clerk' s Office on January 4 , 1996 , in Liber 11756 page
835 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever.
DESIGNATION
Dirt.1000 AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

first part will receive the consideration for this conveyance and will hold the right to receive such consideration
