WITNESSETH, that the party of the first part, in consideration of ten dollars
and other valuable consideration paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and
Improvements thereon erected, situate, lying and being at East Marion, Town of
Southold, County of Suffolk, New York, more particularly bounded and described on
Schedule "A" annexed hereto and made a part hereof.
TOGETHER with all right, title and interest, if any, of the party of the first part
in and to any streets and roads abutting the above described premises to the center
lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs and successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any
part of the total of the same for any other purpose.
' The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.
IN MMUSS WHEREOF, the party of the first part has duly executed this
deed the day and year first above written.

Plot 1
BEGINNING at a point on the easterly line of land of Charles
Gillispie and the southerly line of a certain 30 foot right of
way hereinafter described, said point being the southwesterly
corner of the premises herein described; running thence along
said land of Charles Gillispie N. 150 30' West 275 feet, more or
less, to the ordinary high water mark of Dam Pond; thence
northeasterly approximately 225 feet and then southeasterly along
Dam Pond approximately 80 feet, more or less, to other land of
the party of the first part; thence along said other land (Plot
2) two courses: (1) South 150 30' East 305 feet, more or less;
thence (2) southerly 45 feet, more or less, to the southerly line
of said 30 foot right of way; thence westerly along said line of
said right of way 180 feet, more or less, to the point of
beginning.
Containing 68,000 square feet, more or less.
Together with a right of way 30 feet in width from the
southeasterly corner of the premises southeasterly about 750 feet
to Main Road.
Subject to a right of way 30 feet in width over the most
southerly portion of the premises.

BEGINNING at a point on the ordinary high water mark of Long
Island Sound at the northeasterly corner of land of Charles
i Gillispie and the northwesterly corner of the premises herein
t described, said point being 650 feet, more or less, northerly
from the northwesterly corner of the premises hereinabove
described (Plot 1) and on the direct extension northerly of the
westerly line of said premises; running thence easterly along
Long Island Sound 215 feet, more or less, to other land of the
x party of the first part (Plot 2A) ; thence along said other land
South 150 30' East 150 feet, more or less, to ordinary high water
mark of Dam Pond; thence westerly along Dam Pond 215 feet, more
or less, to said land of Charles Gillispie; thence along said
land North 150 30' West 150 feet, more or less, to the point of
beginning.
