To further such purposes it may construct a well. pump building, access road, distribution pipes and such other accessories which are necessary to operate and maintain the well site, provided, however, that no structure or other improvement constructed or maintained upon the premises shall exceed thirty-five (35) feet in height. and specifically the premises shall not be improved with a water tower. This conveyance is made upon the express condition, and the Town of Southold, on behalf of itself, its successors and assigns covenants that, the premises shall be used as set forth herein and for no purpose other than those herein specified, and the Town agrees to dedicate the premises to such uses and to no other.
