WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being+tk.4he at East Marion, in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lot No. 83 on a certain map entitled,
"Map of Pebble Beach Farms" and filed in the office of the Clerk of the County
of Suffolk on June 11, 1975 as Map number 6266, said lot being more particularly
bounded and described according to said map as follows:
BEGINNING at a point on the southeasterly side of The Strand distant 902.84 feet
Southerly and Southwesterly as measured along the easterly and southeasterly
DISTRICT: sides of The Strand from the extreme southerly end of the arc of a curve which

LOT: THENCE north 13 degrees 31 minutes 30 seconds west along the last mentioned
079.00 division line 270.27 feet to the southeasterly side of The Strand;
THENCE along the southeasterly side of The Strand in a northeasterly direction
and along the arc of a curve having a radius of 530.00 feet a length of 82.48
feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE THE SAME PREMISES as conveyed to the party of the first
part by Deed dated 6/29/88, recorded 8/9/88 in Liber 10663 cp 276 made by
Angeliki Gregoriou and Eleftheria G. Geotes.
TOGETHER with 4 right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
