KING, his wife,--both residing at qxs Voungs Rvelwc", crn7nINY IT' rl party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, DIST. lying and being in the Hamlet of Orient, Town of Southold, County of Suffolk and State of New York, being more particularly bounded and described on Schedule A annexed hereto and made a part hereof. 1000 BEC. BEING AND DTIE DED TO BE the same premises conveyed to the Party of the First Part by deed dated March 19, 1991, and recorded in the Office of the Clerk of the County of Suffolk on March 20, 1994, in Liber 11234 at Page 586 and by deed 018.00 recorded in the Office of the Clerk of the County of Suffolk on September 22, 1976, in Liber 8109 at Page 429. BLOCK 01.00 LOT 009.000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires. Utz ' RECORDED MAY 15 1996E ""P'no"* GM OF&"=wwliv „Jlah.i....................._-_... . r• v 11774 PG112 Title No. 647-S-3368 SCHEDULE A DESCRIPTION ALL THAT certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate , lying and being in the Hamlet of Orient, Town of Southold, County of Suffolk and State of New York, bounded and described as follows : BEGINNING at a monument on the westerly side of Youngs Road 381. 08 feet northerly measured along said westerly side of Youngs Road from the intersection of the westerly line of Youngs Road and the northerly line of Main Road, and which said point also marks the division line between the premises described herein and the adjoining premises on the south which was conveyed by Edwin H. King to Orient Scout Lodge Association Inc. , by deed dated September 29 , 1961 and recorded in the Office of the Clerk of the County of Suffolk on October 6 , 1961 in Liber 5060 page 370 ; RUNNING THENCE .along said division line North 70 degrees 10 ' 40” West, 129 .19 feet to an iron pipe in the easterly line of a 30 ft. private road; RUNNING THENCE along the easterly line of said private road North 22 degrees 06 ' 10" East, 99 . 99 feet to an iron pipe in said road marking the division line between the premises described herein and the premises adjoining to the north which was conveyed by Edwin H. King to Lela Tucker by deed dated October 17 , 1958 recorded in the Office of the Clerk of the County of Suffolk on October 22, 1958 in Liber 4533 page 291 ; RUNNING THENCE along said division line South 70 degrees 10 ' 40" East, 123 . 78 feet to a stake in the westerly line of Youngs Road; RUNNING THENCE along the westerly line of Youngs Road the following two courses and distances : 1. South 19 degrees 49 ' 20" West, 88 . 68 feet, and; 2 . South 12 degrees 34 ' 20" West, 11. 32 feet to the point or place of BEGINNING. The policy to be issued under this report will insure the title to such buildings and improvements erected on the premises which by law constitute real property.
