ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beinginxtbw at East Marion , in the Town of Southold, County of
Suffolk and State of New York, known and designated as Lot No . 47
on a certain map entitled, "Map of Pebble Beach Farms , East Marion ,
Town of Southhold, Suffolk County, New York" , and filed in the
Office of the clerk os the County of Suffolk on June ll , 1975 as
Map No. 6266 , being more particularly bounded and described
as follows :
BEGINNING at a point on the easterly side of The Long Way , distant
1777 .23 feet northerly from the corner formed by the intersection
of the easterly side of The Long Way with the northwesterly side
of Main Road (N.Y.S . Rte 25) ;
RUNNING THENCE northerly along the easterly side of The Long Way
along the arc of a curve bearing to the left having a radius of
1230 .00 feet a distance of 81 . 45 feet to a monument ;
THENCE north 76 degrees 59 minutes 40 seconds east 293 . 82 feet
to a monument;
THENCE south 15 degrees 39 minutes 30 seconds east 79 . 49 feet to
a point;
THENCE south 13 degrees 36 minutes 40 seconds east 0 .60 feet to
a point;
THENCE south 76 degrees 59 minutes 40 seconds west 312 . 75 feet to
the easterly side of The Long Way at the point or place of -

a SUBJECT to the provisions of a declaration recorded in the Suffolk
County Clerk 's Office on June 11 , 1975 in Liber 7855 at page 09 , as
amended by Liber 7914 Page 40 and Liber 7969 Page 272 .
PREMISES are the same as those described in deed dated December
4 , 1981 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
