WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part,the heirs or successors and assigns of the second part forever,
ALL that certain plot,piece or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk and State of New York, known and
designated as Lot No. 20 on a certain map entitled, "Map of Pebble
Beach Farms" and filed in the Office of the Clerk of the County of
Suffolk on June 11, 1975 as Map No. 6266, bounded and described as
follows :
BEGINNING at a point on the southerly side of The Cross Way at the
extreme easterly end of the arc of a curve connecting the
southerly side of The Cross Way and the easterly side of The
Crescent;
THENCE North 68 degrees 14 minutes East along the southerly side
of the Cross Way, 80 . 00 feet to a point;
THENCE South 21 degrees 46 minutes East, 291 .44 feet to a point;
THENCE South 69 degrees 48 minutes 40 seconds West, 80 . 03 feet to
the westerly side of The Crescent;
THENCE along The Crescent the following three courses and
distances :
1 . North 21 degrees 46 minutes West, 104 . 24 feet to a point;
2 . South 68 degrees 14 minutes West, 20 .00 feet to a point;
3 . North 21 degrees 46 minutes West, 165 . 00 feet to a point;
THENCE Northeasterly along the arc of a curve to the right having
a radius of 20 . 00 feet a distance of 31 .42 feet to the southerly
side of The Cross Way, the point or place of BEGINNING.
TOGETHER with all the right,title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center limes thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part and to said
premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
