FEIGELSON and LINDA FEIGELSON,his wife, residing at 560 Riverside Drive,New York,New York party of the first part,and LINDA FEIGELSON,an individual, residing at 560 Riverside Drive,New York,New York party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part,does hereby grant and release unto the parry of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Harrilet of Orient,Town of Southold, Suffolk County,State of New York and bounded and described as follows: Parcel I BEGINNING at a point on the boundary line between land of John Mackay on the west and land now or formerly of Mrs. F. Dorman on the south,which point is the southwesterly comer of land to be conveyed and is 307.2 feet northerly as measured along the westerly line of land now or formerly of Mrs. F.Dorman form its intersection with the northerly line of Main Road; RUNNING THENCE along said boundary line and partly along a stone fence or wall,four courses as follows: (1) North 8 degrees 26 minutes 20 seconds East, 10.89 feet; (2) North 8 degrees 1 I minutes 30 seconds East, 121.25 feet; (3) North 5 degrees 30 minutes 30 seconds East, 117.00 feet;and (4) North 8 degrees 10 minutes 30 seconds East, 103.50 feet to the shore of Munn Pond; THENCE southeasterly along said shore of Munn Pond to a point which is South 65 degrees 38 minutes 40 seconds East,71.46 feet from the last described point and to the land of John B.Tuthill; THENCE along land of John B.Tuthill and the westerly side of a stone fence,three courses as follows: (1) South 9 degrees 52 minutes 30 seconds East, 120.40 feet; (2) south 12 degrees 7 minutes 30 seconds West,60.72 feet;and (3) south 4 degrees 7 minutes 30 seconds West, 164.70 feet; THENCE along other land of Mrs.F.Dorman(Jane Callander Dorman)North 78 degrees 15 minutes 10 seconds West, 108.24 feet to the point of beginning, including all right in and to land under water of Munn Lake, if any. Also with a Right of Way 20 feet in width over.other land of Stuart C. Dorman located directly south of the premises,the westerly line of said Right of Way being the westerly line of said land now or formerly of Stuart C. Dorman form said Main Road northerly to the southwesterly comer of said premises. Said Right of Way shall be in common with others entitled thereto,if any. Parcel II An undivided one-twelfth (1/12) interest as tenants in common with the heirs and assigns of Stuart C. Dorman, Jane D. Townsend and Isabel D.Mackay,deceased, in the following described property: BEGINNING at a granite monument which is the point of the intersection of the westerly line of Munn Lane and the line between the Beach and upland as shown on a map,surveyed October 18, 1917 by Halsey&Van Tuyl,Engineers and Surveyors of Greenport,N.Y,of map entitled,"Map Showing Division of Beach at Mantalokin j,Hills,Orient,N.Y." THENCE from said beginning easterly South 85 degrees 16 minutes East, 170.1 feet to land now or formerly of John Tuthill; THENCE northerly 0 degrees 53 minutes West,42.3 feet to a granite monument and continuing northerly along the same course 25 feet more or less to the high water mark of Long Island Sound; THENCE westerly along the high water line of Long Island Sound South 135 feet more or less to a point about northerly of the point of beginning;and THENCE southerly 56 degrees 44 minutes West,42 feet to the point or place of BEGINNING. Reserving to Barbara Dorman a/k/a Barbara B. Dorman an undivided one-twelfth(1/12)interest in aforesaid described premises,together with a right of way as described immediately below in common with the grantor and others. Dornan North 6 degrees 50 minutes 40 seconds East, 231.74 fee point in the southerly line of land now or formerly of B. Ducrot; RUNNING THENCE along said line and crossing Back Lane as shown on the map showing the division of the Beach at Mantal Hills,33 feet to a stone post in the westerly line of land now or formerly of Stuart C.Dorman; RUNNING THENCE along said line the following courses and distances: (1) South 5 degrees 30 minutes 30 seconds West, 117 feet; (2) South 8 degrees I I minutes 30 seconds West, 121.25 feet to the crosscut,the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by Barbara Dorman a/k/a Barbara B. Dc dated December 30, 1980 and recorded in the Suffolk County Clerk's Office on Jahuary 16, 1981 in Liber 8945 page 447. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights of the party of the fir: in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or succ and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premise been encumbered in any way whatever,except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will recei consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the pure paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any 1 the total of the same for any other purpose.
